The big banks have a tough regulation for loan approval after this crisis, especially for foreigners. Canadian credit is not too helpful in my experience although I got house/car in CANADA.

Again, if you could offer a good downpay, I mean you have to demonstrate the money sources to your brokers, or show 2-3 yrs consective bill, statements, you would convince the broker to get a loan.
the documents I prepared for brokers:
bank statement, credit card statement, bills for gas/ phone/water/electricty, mortgage, pay slip, wire transfer certificate
