父母登陆时候要住在这里,交10年税,即时你离开。不可能,父母加拿大住,你出国不缴税。

Residential ties include:
a home in Canada;
a spouse or common-law partner (see the definition in the General Income Tax and Benefit Guide)and dependants in Canada;
personal property in Canada, such as a car or furniture;
social ties in Canada.
Other ties that may be relevant include:
a Canadian driver's licence;
a Canadian bank account or credit cards;
health insurance with a Canadian province or territory.

Owning a house is fine if you rent your house out for long term. The point is that you don't have a dwelling place that is always ready for you. You need to file a form to claim your property. There is big fine for late filing. Check CRA Emigration

申请了NON-RESIDENCE不能给父母办移民。办父母移民要physically live in Canada。但你可以在美国工作。我朋友住 Winsor ,在 Detroit 上班,同时办父母移民.

你不住就行。CRA那个填NR74,一般情况下都会算你non-resident. 买卖房子和你是不是tax resident无关。父母移民不建议办non-resident. 如果你的州有州税,美国的税和加拿大差不多。每年加拿大缴税补不了多少。

移民担保和税务没有任何联系。另外tax resident和一般意义上的resident有区别。反正我根据多人的经验,有再多的property在加拿大也没关系,只要不使用就不算personal property,可能算investment。填个NR73,让CRA去决定吧。

搞错了。应该是NR73,不是NR74. 反正你就说你的房子有人住,比如朋友,亲戚,只要不是自己住,我还没看到不批的。

非税务居民必须填NR73表申请吗? 以前的帖子看到说, 只要离开时告诉税务改地址,离开加拿大就可以了. 不要这的任何福利就可以了, 不用填表专门申请, 是这样的吗? 哪位有这方面的经验,请指教.

如果你确认自己符合tax non-resident的要求,就可以不填。但是像LZ这样还有房产,情况比较复杂的,最好是实现让CRA确认一下,以免以后引起税务上的麻烦。

non-resident不是只看房子的, 还有很多, 比如:是否有健康卡, 有某个会员资格,有加拿大银行发的信用卡等,有加国银行帐号等,有一个都不行.

有一个都不行? I don't think so. If you have ties in both countries, it depends on in which country you have more ties. If you have similar ties in both coutries, then your citizenship will be used to determin your residency.
